Causes of Basement Water Seepage

Waterproofing is all about moving water fast enough to always keep the water level below the basement floor.
There are two sets of drainage systems around your home.
- The drain tile that sits at the bottom of the foundation.
- Downspout lines that sit a little bit higher.
When the drain tiles are fully functional, the water moves fast enough to never build up above the drain tiles.
When they are not functional, water stacks & creates pressure which causes seepage.
If your contractor is not replacing your drain tile, you are NOT purchasing waterproofing, you are purchasing a water control system!
Cracked Foundations
Damp walls are a result of your foundation cracking. NEVER attempt to fix the wall dampness or damage with an interior water control system.
Terra cotta tile foundations typically found on homes 80 years or older, often have more openings or cracks than the cement block foundations.
Water control systems will speed up the deterioration of your walls.

Most municipalities in North Eastern Ohio issue separate permits. One for waterproofing and one for water control systems. The only way to be issued a waterproofing permit is by replacing all drainage, drain tiles and down spouts.

Waterproofing will result in the driest possible basement. All causes of water seepage are addressed. Experts agree that the very best method to deal with water intrusion is on the outside where the problems exist. If any one tells you different, they are attempting to sell you an interior water control system. No work is necessary inside of the basement when true basement waterproofing is performed, as all of the water is kept outside where it belongs.
Basement waterproofing requires excavating to the footing, or the bottom of the foundation, replacing both sets of drainage tile, footing and downspout, and treating the walls. An important difference is in the material used to waterproof the walls. Most companies are using the same sealant that was being used twenty years ago, tar. Tar is not waterproofing, it is damproofing. Tar has no flexibility and quickly will crack. With the seal compromised, the whole process of dampness leading to cracking leading to water, begins again.
